Two decades of homes hitting the same birthday

San Tan Valley's median home was built in 2007. About 60 percent were built in the 2000s, 32 percent since 2010, and more than nine in ten after 2000. About 82 percent are owner-occupied.

Homes from the mid-2000s boom are now around 20 years old. That is when original water heaters, washer hoses and toilet supply lines start failing, and when some Valley plumbers say copper lines in or under slabs begin to show pinhole leaks. Watch for warm tile, a spinning meter with every fixture off, or damp baseboards. The slab leak water damage page explains how a plumber and a restoration company split the work.

A backed-up toilet, tub or floor drain is Category 3 water, whatever the cause. Keep people and pets away and see a doctor if anyone feels ill after contact; the sewage backup cleanup page has the precautions.

Hunt Highway, storms and distance

Hunt Highway forms much of the border with Chandler and Queen Creek. It has a flooding history: a short, heavy storm in the mid-2010s closed it for five days between Gilbert Road and near Val Vista Drive. When the road floods, so do low lots and garages nearby. Water that rises from outside is generally treated as flood, which standard homeowners policies exclude, so photograph how it got in.

San Tan Valley is about 18 miles from central Chandler, the farthest of the towns on this site. That can add travel time during a regional storm when every company is busy. Request more than one quote, and in the meantime start extracting standing water safely if you can, or at least lift belongings off wet floors.

Check any company at roc.az.gov, and look for "ROC" and a license number on the bid.

San Tan Valley questions

Is San Tan Valley a town now?

Yes. Voters approved incorporation on August 5, 2025, with about 70 percent in favor. The Pinal County Board of Supervisors appointed a seven-member town council on September 17, 2025, and the town took over services from the county on July 1, 2026. It remains in Pinal County, so county-level programs like air quality still apply.

Who handles asbestos rules for tear-out in San Tan Valley?

The Pinal County Air Quality Control District in Florence, (520) 866-6960, not Maricopa County. Notification applies to regulated projects above set amounts, such as 160 square feet or 260 linear feet of asbestos-containing material. With most homes built after 2000, asbestos is uncommon, but call the district if you are unsure.

How hard is the water in San Tan Valley?

Published figures conflict. One utility-reported figure is about 6.4 grains per gallon, while some water-treatment vendors cite 15 to 18. Check the latest water quality report from the utility named on your bill. Either way, flushing your water heater regularly is cheap protection.
